Comparative Market Analysis (CMA)

A complete Comparative Market Analysis (CMA) will be provided after we have had the opportunity to view your home and conduct the proper research.

A CMA will provide you with current information about the market and will be a great tool to help you decide how to position your home for sale.

The CMA is comprised of comparable homes that are currently being marketed and comparable homes that have sold within a specific time frame.  Priority is given to homes that have: similar square footage, similar lot size, similar age, similar style, similar school district.

Why Pricing Competitively Is So Important

No matter what type of selling market we are in, a “buyers market” or a “seller’s market”, one thing we can count on, is that buyers have been immersed in the market.

In this age of information, buyers are savvier today than ever before and carry a wealth of knowledge on the values that are attributed to your neighborhood. A seasoned buyer has already toured all your competition and will know instantly if your home is priced above, at, or below fair market value.

A selling strategy that involves setting a high price at the time of listing may result in one or both of the following scenario’s:

(a) It could drive potential buyers into the arms of your competition (other homes also on the market at a more realistic price), or

(b) It could generate low showings, no offers, no negotiations, and no celebrations at the closing table.

Homes that have been on the market too long leave buyers and agents wondering “what is wrong with this home, why hasn’t it sold?” Which could result in low, or no offers.

Positioning your home competitively should help you sell quickly, regardless of the market conditions.

Another reason to consider marketing your home competitively will come into play when a buyer has made you an offer that you have accepted.  If this offer requires them to use a bank to get a mortgage, the bank providing the mortgage will conduct an appraisal to determine the value of your home. During this process, the bank, similar to our CMA, will compare homes that are currently being marketed and homes that have sold. The bank, just as much as the buyer, will be making this investment and they will be hyper-focused on ensuring that their investment is based on the facts of the current market.

Becoming acutely informed of market conditions is key to helping you sell in a timely manner.

Multiple Listing Service (www.realtor.com) is the website associated with Multiple Listing Services and is the best source for Long Island real estate information with the largest inventory of homes for sale in Suffolk, Nassau, Queens, and Brooklyn. MLS has been in business for over 100 years and allows any user the ability to search the web and find information about your home.

NATIONAL EXPOSURE

In order to cast our marketing net even further, we participate in an organization called ListHub.  ListHub is the Nation’s leading network for marketing real estate. With over 181 participating publishers across the nation, they enable us to reach home buyers on more than 900 websites nationally, including Zillow, Trulia, and Realtor.com, three of the top search engines for buyers looking to purchase real estate.  In today’s fast-paced market, having a presence on these sites can not be understated or overlooked. Dan’s Papers, the iconic mainstay publication of Long Island’s East End.  It has the largest audited circulation of any publication on the East End and in the Hamptons year-round and is distributed from Manhattan to Montauk, Dan’s has long been considered the bible; the best source for what to do, where to go, where to stay and where to play on the North and South Forks and as a free publication it is typically in the hands of most East End visitors at some point during their visit.

ON THE GO EAST END

Published since June of 1995, on the go East End is a monthly publication dedicated to offering advertising to real estate agencies, brokers, builders, mortgage companies, restaurants, service professionals, and other stores and services in the Hamptons. 5,000 to 6,000 copies are distributed to the North and South Forks and as far west as Moriches. You can pick up a copy at over 250 locations including supermarkets, deli’s, convenience stores, restaurants; everywhere that free papers are available.

SOUTHAMPTON PRESS

The Press News Group publishes the leading weekly newspapers. The heart of their coverage is the world-famous Hamptons with a resident population of more than 80,000 plus some 60,000 second-home residents. The area includes the communities of Westhampton, Southampton, Bridgehampton, Sag Harbor, East Hampton, and Montauk, to list just a few.

BOATING TIMES

Boating Times Magazine reaches more east and west coast boaters than any other publication. Every issue features articles on day trips, safety, weekend destinations, harbor and marina reviews, boat safe kids, and much more.

We like to feature our waterfront homes in this publication several times a year.

MARKETING MATERIAL

Throughout the sale process, we will have numerous opportunities to interact with potential buyers for your home. Having professional brochures to present to buyers helps to reinforce the memory of the tour in your buyer’s minds.  We include surveys, floor plans, professional pictures in this marketing material so that buyers can continue to visualize the home even after they leave.

Open Houses

Open houses are another very important selling tool to consider.  An open house provides potential buyers with the convenience of touring the house without an appointment. These days, many people want instant gratification, and in our market, it is quite common to find families (potential buyers) touring neighborhoods from their cars.

SCHEDULING

We will always coordinate with you to schedule open houses. By planning ahead and identifying optimal dates at the on-set of our marketing campaign, we hope to create a relationship of mutual understanding and expectations so that you are never left wondering what is going on. We generally conduct two types of open houses continually (with your agreement) throughout the listing contract.

LEVERAGING TECHNOLOGY

Using an iPad we digitally collect information from every walk-in customer or real estate agent. All visitors receive a follow-up email after they leave the open house. A great opportunity to thank them for the visit, to remind them of the features of the home, and to ask if there was any additional feedback. The program also automatically notifies any registered visitors in the event of changes to the listing.

BROKER OPEN HOUSE

A broker’s open house is a great tool to introduce the home to our peers. By hosting these open houses during the week, we are able to help familiarize agents with the features of your home. We have found that this helps agents get excited to introduce the home to their customers.  Another benefit to brokers’ open houses is the feedback they can provide to us regarding pricing strategy and/or competition.

PUBLIC OPEN HOUSE

A public open house allows us to open the doors to potential buyers. We use the latest technology to announce the open houses through our Realtor database as well as social media sites such as Facebook, Linked In, and Twitter.

The beauty of having us host the open houses is that we will follow up with every single buyer that tours your home, we will get instant feedback and be able to relay that back to you.

FEEDBACK

Having a third party, such as Hamptons Realty Associates, conduct the open house enables you to get true feedback from other professionals in the industry and your potential buyers. When agents and customers proved feedback to us, they aren’t worried about hurting anyone’s feelings and tend to offer honest and up-front information.
